18 concrete and steel giraffe structures provide supports for the steel roof to the stadium which will have used 50000 cubic meters of poured concrete, 6000 tons of steel, 90000 cubic meters of formwork concrete slabs used to create retaining walls and sheer walls to raise the Mbombela Stadium from the ground.
The Green Point Stadium in Cape Town will have made use of 130000 cubic meters of concrete, 390000 square meters of formwork, 12000 tons of reinforcing steel, six million bricks and a steel cable tensioned glazed roof.

The Gautrain
The Gautrain is an underground railway system under construction in Johannesburg to help ease the pressure on public transport during the tournament and to help traffic flow in the city. The planned route of the train is run between four main stations – Johannesburg, Sandton, Tshwane and OR Tambo Airport and also to additional stations – Rosebank, Marlboro, Midrand, Centurion, Hatfield and Rhodesfield.

Formwork is a major part of the Gautrain construction as the entire railway runs underground and requires underground boring and high strength supporting walls. There are already 783 precast segments manufactured for lining the tunnel. In Midrand there is a precast yard which is capable of pouring 120 cubic meters of concrete per hour. Various bridges along the railway are under construction, requiring the use of M-Beam Formwork which is transported via trucks to the sites where the bridges are under construction.

Roads and Infrastructure
Because of the influx of people expected for the 2010 FIFA World Cup, the need for reliable infrastructure and transportation has increased greatly. With so many tourists expected to flock to South Africa during the tournament, the road system in the country is receiving a major upgrade. For example, the eThekwini (Durban) municipality is upgrading the Western Freeway. As it is one of the country’s busiest roads and would have been unable to cope with the heavy traffic expected during the World Cup tournament in terms of traffic flow and the road strength.

To ease congestion, both directions of the freeway are being extended to house additional lanes, making the freeway a four or five lane structure. Formwork is especially important when freeway bridges are under construction due to the difficult nature of constructing such heavy structures at a height. Formwork can be pre-cast and driven in or completed by scaffolding formwork.

City and Buildings
Many city centres in South Africa have suffered tremendous neglect as crime levels in the CBDs have kept the areas unpopular and unmaintained. With the forthcoming FIFA World Cup, major overhauls of the cities in South Africa are underway to create an attractive and memorable experience for everyone involved in the World Cup tournament.

In Johannesburg, the NASREC Expo Centre is currently being renovated for use as the media centre during the tournament with the outside areas already becoming more aesthetic with paved pathways. The CBD in Cape Town is seeing many benefits from the renovations happening in the centre – many old buildings are being returned into their former glory with careful renovations whilst the V&A Waterfront has just been extended.

This is one of the most common questions I receive when I begin working with my clients.  Mostly because the common path presented in the industry is to build.  And although it’s profitable, it isn’t the only way to get into the business, and as I’ve outlined below, it is feasible to do both.  But first, let’s briefly compare the 2 paths:
The Advantages of Buying versus Building
There are several advantages to buying rather than building a self-storage facility.  These advantages include:
1.  Quick Entry    
Quite simply, buying an existing facility will get you into the business faster.  Bypassing the development process will allow you to take over an existing operation without the time and hassle of building and creating the business from scratch.  
2. Predictability
Buying an existing self-storage facility gives you a historical track record based on past operational performance.  This will provide indicator to the future success of the facility all things considered.  
3.  Ease of Financing
Typically, financing an existing facility with a proven history of net operating income is much easier than construction financing which is highly speculative.  There is a wide variety of products available to finance existing facilities in today’s market.  Financial institutions have a large appetite for well performing self-storage facilities and therefore are offering high loan to value loans at very desirable interest rates.  

The advantages of Developing versus Buying include:

1. Not buying someone else’s problems
When buying an existing facility, you may be buying someone else’s problems that can prove expensive to fix.  Be certain to have a licensed inspector perform a physical inspection of any facility you may be interested in purchasing, and be sure to verify all income and expense reports to determine the true Net Operating Income of the property to avoid any surprises.
2.  Choice Site Selection
Developers are free to choose a location far from competitors and be first in an area that is experiencing a high rate of development.  As in most businesses, if you are first to market, you can grab onto the customers in that area, and in self-storage, customers typically don’t move their stuff just because another competitor comes to town.  
3.    Low start-up Cost
The cost to buy land and develop a facility is usually significantly lower than the price of acquiring an existing facility, looking strictly at a cost per square foot basis.  
4.    Preferred Product
A developer can build a state of the art facility to meet market demand.  It is much easier and more cost effective to build a facility with all the new industry “bells and whistles” than it is to retro-fit an older, tired facility with electronic gates, paved driveways, digital video surveillance systems, newer door/locking systems, business centers, kiosks, or adding a retail center and office.
5.    Potential for Higher profits  
If you do your homework and choose a good site, and build a marketable facility from both a user and a potential buyer’s perspective, you could reap a windfall of profits upon stabilization and ultimately the sale of your facility.  Of course there are no guarantees, but history has shown that developing, and managing a facility to stabilization and then selling has proven to be considerably more profitable than buying and selling an existing facility.

I’ve taken the approach that it’s feasible and logical to do both.  We focus on buying existing self storage facilities with expansion opportunity and then construct additional buildings on the vacant land.  It combines the benefit acquiring a cash flowing property with the ability to create value through the development process.   This is also a much easier path to take in today’s lending environment where a large amount of the development funding has disappeared.

Do we need that shed enough to justify the cost?  If your garage looks anything like most, you already know that storage space is considered prime real estate.  I’ve never heard someone say, “I have too much storage space.”  We definitely need to add that shed we’re considering.  Adding that shed may well add value to our home. 

Well, how much is this shed going to cost us?  Would it be cheaper to buy a ready-made shed?  You’ll be able to build a good shed much cheaper than the overpriced ready-made sheds you can buy these days.  So far we’ve determined that we really need that shed and building it is probably our best option.

How much is my shed going to cost me to build?  This will depend on several different factors.  We could hire a licensed contractor to build our shed.  While this would be extremely convenient, the added costs would be painful indeed.  We need to tackle this project on our own.   This is a project anyone can handle with a little bit of pre-planning.  We need to purchase shed plans or blueprints to guide us.  Shed plans are easily obtained and will get us off to the right start.

What can we do to control the cost of our latest DIY project?  Here are some things we can control:  

*Size of the shed.  Obviously a smaller shed will use less material, thereby incurring less cost.

*The type of foundation we use.  If our shed is small enough it can be built on an existing patio. This is very cost effective, but not always practical.  Some of our other options include: pouring a concrete pad, using crushed stone with either treated wood foundation blocks or paving slabs.

*Type of material used for siding.  There are many options, such as:  cedar, hardie plank, vinyl, coated steel, aluminum, etc. 

Shop around and look at not only price, but also how well the siding is rated and how well it is made to handle the elements of your specific area of the country. Some sidings have a longer life span than others and some are made more specifically for areas of cold or areas of warmer weather.  We want our shed to last.  We also need to consider re-sale value of our home and weather the material we choose will match the house or other structures located on the property. 

*Type of roofing material used.  Some of our options include:  asphalt shingle, wood shingle or metal.

*Are we adding trim, window boxes, shelves, paint, etc.?  Boy this list can really grow.

I guess you’ve figured it out by now.  We decide how much to build a shed.  The decisions we make determine the cost of our shed.  It’s best to start with a specific budget.  Shop for materials within that budget and build according to our shed plans.

The best foundation for any shed would be a concrete slab. Though this will require a considerable amount of effort, you will find that it is always the best option.

A basic slab should have dimensions of between 100mm to 4 inches thick. The dimensions can vary depending on the size of the shed and also the amount of work that will be done on the shed.
