			<content:encoded><![CDATA[<p>Gardens appeal to the senses through pleasing structural layout, formal or natural, and the effective use of colour, scent and features. But by also being practical and comfortable, pleasing and refined, helps to create calming surroundings that one loves to enjoy.</p>
<p>By the time winter ends, gardens can take on that all too common but disappointingly jaded look, some can be distinctly uninspiring whilst others show signs of neglect. But as spring time approaches, and daylight hours slowly extend, now is the ideal time to take a hard look at the garden and identify how to rejuvenate the outdoor living space. Â </p>
<p>Where to start</p>
<p>
<p>At a basic level, garden areas should be clean and clear of clutter. Beyond this a range of annual remedial works might be required, for example, is the fencing and paved areas in good condition? Are trees and shrubs neat and tidy? Are lawn areas green, groomed and refreshing or simply jaded weeded patches? </p>
<p>Apart from the remedial works, the rejuvenation of the garden area will ultimately be scoped by the attention to details such lawn and patio areas, tree and shrub planting, as well as water features and lighting etc which will collectively determine the value of the overall experience and how we enjoy the âoutdoor roomâ. </p>
<p><strong>Lawns</strong> â should be in good condition, evenly cut with crisp well defined neat edges, weeded and clear of all fallen leaf and grass cuttings. Pale looking lawns can be restored to vivid green with the application of fertiliser. If problems are more serious and lawn is infested with weeds, consider removing old lawn and re-sodding area with new roll turf. Whatever the area size, a well maintained level and groomed lawn makes very striking impression whilst coordinating all the other aspects of the garden area.</p>
<p>A natural stone cobble edging (set in sand and cement and approx 25mm below ground level) not only provides a practical mowing strip but clearly defines lawn profile. </p>
<p><strong>Patios</strong> â sometimes particularly in north facing sites which tend during winter periods to be shaded and damp, results in âgreeningâ of paved areas. This greening along with any residual grime, moss, and weed etc can be removed by power washing to restore the stone like new. Also available now are very environmentally friendly stone treatments that can be applied annually to prevent the greening effect. For some added visual interest to Patio areas, a few strategically placed colourful planters can have a dramatic effect. For optimum colour, probably best to use locally available seasonal planting. Other areas that would benefit from some colour include recessed areas which can be overlooked, driveways and entrance/exit points.Â  Â </p>
<p><strong>Fencing</strong> â repair or replace broken boards or panels. A fresh coat of paint will work wonders for overall appearance. Colour here can be used creatively, light colours for natural or discreet backgrounds or ebony black can be used as a very effective foil to emphasise plant forms and colour and provide a more contemporary/urban look.Â  </p>
<p>
<p><strong>Shrubs, Trees and Herbaceous Flowers</strong> â dead head i.e. remove faded blooms old flower heads, trim and prune trees and shrubs, especially low hanging or overgrown branches around windows or over footpaths etc. If there are obvious or unsightly gaps amongst the existing plants, consider carefully the importance of colour when selecting possible replacements. To bring out the bets in colour and impact, consider planting in groups (block planting). Do not overlook the importance also of scent within the garden, some areas for simple but effective ways of experiencing scent throughout the garden include at patio areas, near windows and along footpaths. Popular scented plant varieties include Lavender, Rosemary, Santolina, Helichrysum, and Daphne. </p>
<p><strong>Water Features</strong> â water adds a new dimension to any garden, and there are now a wide range of styles and sizes from which to choose. Although ponds require much more regular maintenance and upkeep, all water features should be in good working order and clear of any debris. Water features are always eye catching and because of the mesmerizing appeal of and soothing qualities of running water, water features can be an invaluable addition to any garden. Best position for locating water features tend to be where people sit and congregate i.e. Patio where all the beautiful sight and sounds can be enjoyed. Also with the addition of some architectural planting and subtle lighting, water features can take on a different role at night and using garden light to illuminate water gently cascading over stones can make for a stunning focal point during darkness. </p>
<p>
<p><strong>Garden Lighting</strong> â it is possible to ecoâfriendly and to illuminate the garden areas. Despite there low lighting capability there is a relatively small role for Solar lights, but for more impact albeit at low energy usage the popular choice for accent lighting at trees or shrubs are the energy efficient CFL bulbs and/or equivalent GU10CFL. Incandescent lamps should all be replaced with CFLs. For more general lighting LEDs are increasingly becoming an alternative to more conventional choices. Colour lamps can be used creatively to highlight particular plant forms or colourways, For gardens with large mature trees, cool touch metal halide lights which are recessed at ground/soil level can be used to uplight tree with dramatic effects.</p>
<p><strong>Garden Design</strong> â most people enjoy gardens, for very a small minority gardens are places almost like museums, where plants can be enjoyed, fortunately for the vast majority of people, gardens are outdoor rooms or living spaces where plants, trees and shrubs are structural elements of a greater dynamic of environments for relaxing and living with families, entertaining with friends and playing with the children or pets. It is very important that before undertaking any rejuvenation of the garden area, that the design clearly defines the area in terms of structure, form and character throughout the year. Otherwise any improvements might just be piecemeal and incremental and an opportunity for greater enjoyment and lasting satisfaction lost. </p>

			<content:encoded><![CDATA[<p>There are three commonly accepted ways of preparing rough estimates, each practical in its appropriate connection and each requiring its own suitable set of data. Perhaps the most habitually used method is that of calculating the cubic contents of the structure and pricing it at a certain amount per foot cube, depending on the kind of construction.</p>
<p>&#13;Experience will enable moderately precise estimates to be quickly achieved by this method. The data required is the charge per foot cube of various classes of buildings of recent production; but to be of genuine value these prices should be gathered by the estimator from structures which he himself has carried out.</p>
<p>&#13;It is a good practice to determine at the completion of each job what the cost per foot cube has actually been and to keep detailed lists. In the case of building differing materially from one that has been built previously, it will be readily clear how difficult it is to evaluate with precision the amount by which such disparity will affect the price per foot cube. When estimating cubic contents for a large building, it is better to subdivide the building into two or more classes and to price each at its own specific rate.</p>
<p>&#13;For instance, the primary block of a structure may be of a much more expensive quality than the remaining portion; in this kind of scenario it will be more accurate to price them as separate structures than to attempt any kind of averaging which can only be a slight improvement over a rough guess. In some cases it may be easiest to keep the basement and the superstructure divided.</p>
<p>&#13;Where this technique of estimating is implemented, it is customary to let the price include only the building by itself and to put in separate approximations for drainage, heating, etc., which clearly cannot be accurately allotted at per foot cube of building. Fence-walls, yard-paving, and the like should, for an analogous reason, figure separate estimates.</p>
<p>&#13;The standard way of determining the cubic contents of a building for estimating reasons is to multiply the area on plan by the height from the top of the concrete foundations to halfway up the roof or three-quarters up if there are attics. Dormers, corner blocks (http://www.ferche.com/), and other projecting elements must also be accounted for.</p>
<p>&#13;Another technique assumed in the case of churches and schools is to allow a certain amount per head of seating room. Similarly, the unit of cost in the event of hospitals or stables is for each bed or stall.</p>
<p>&#13;This is often a helpful guide where one has exactly like buildings already carried out for contrast; but it is essential that the ratio among the seating accommodation, or bed, and the cubic contents be similar in both cases. Any extra height given to the structure, or an added vestry, plinth blocks, or anything out of the ordinary, will involve additional expense which has to be dispersed over the total.</p>
<p>&#13;The most dependable method of arriving at an approximate estimate is by means of rough measurements; but it is not used as often as it should be because of the time involved. It should be the only permitted technique for any large building and for contests, the price per foot cube being determined simply as a check. In rough numbers the chief items only are measured, and in them all finishings and efforts are included.</p>

<p>The first thing to do before putting your house on the market is preparing your house for the sale. Research figures show that when it comes to forming an impression, prospective buyers form an opinion within 30 seconds of viewing the property’s exterior. Referred to as ‘Kerb Appeal’, how the buyers initially react to the exterior can have a major impact on eventual interest. Since the exterior is the first thing a buyer will see, first impressions are very important. This relative short but critically important 30 seconds which determines the first impression could be the crucial difference for both the seller and the prospective buyer.</p>
<p>As outdoor living becomes a more important priority for many, it is not surprising therefore that many consider the garden a critically important aspect of the exterior. Ideally effective use of colour and style should provide a seamless transition from the house interior to the ‘outdoor room’ or garden areas. In such situations how the front and rear gardens are presented to prospective buyers is very important if an overall positive image is to be achieved. </p>
<p>In today’s competitive property marketplace, sellers should ensure that when it comes to selling time that the gardens look their very best. At a basic level, areas should be clean and clear of clutter. However much more needs to be done to create attractive gardens that could make all the difference to the prospective buyer.</p>
<p>‘Kerb Appeal’</p>
<p>
<p>What first impression a prospective buyer may have, begins with perhaps a view from a passing car or literally at the kerbside. But how do you determine ‘Kerb Appeal’? For starters take a good look around the immediate neighbourhood. Look at nearby houses, how does your house compare?  Are your gardens above/below average standard for area? Is the fencing, paintwork and paved areas in good condition? Are trees and shrubs neat and tidy? Are there signs of wear and tear, fallen leaf, overlooked debris and toys cluttering areas? Are there obvious signs of colour and vibrancy? Are lawn areas groomed, green and refreshing or simply jaded weedy patches?   </p>
<p>Use colour, scent and features in areas that are practical and comfortable, pleasing and refined, and create calm and spacious surroundings that one would love to enjoy. The buyer experience begins in the garden with a sense of excitement and inspiration, mixed with an anticipation of comfort and wellbeing that only the beauty and harmony of a cared for natural garden can provide.   </p>
<p>Where to Start</p>
<p>
<p>Before you start showing the house, invest some time, money and effort to create looks that sell and pass the ‘kerb appeal’ test that will attract interest and not repel prospective buyers. Speculate to accumulate is probably another way to look at it. Focus on optimising the buyer experience, attention to detail defines the whole experience, and this should be apparent from the entrance gate. Now should be a good time to start work.</p>
<p>Lawns </p>
<p>
<p>Lawns should be in good condition, evenly cut with crisp well defined neat edges and cleared of all grass cuttings, fallen leaf and weeded etc. If colour is not vivid consider feeding with lawn fertiliser. If the problems are more serious and lawn is infested with weeds, it might be better to replace old lawn with new turf. A well maintained groomed lawn whatever the size makes a striking impression.</p>
<p>
<p>Shrubs, Trees and Flowers.</p>
<p>
<p>Dead head old flowers, trim and prune trees and shrubs where necessary, especially low hanging or overgrown branches especially around windows, over footpaths. Remove all dead shoots and branches. If there are obvious yawning gaps in planted areas, better to fill voids with new plant stock. Do bear in mind, the importance of colour and flower and ensure all plants are watered and look healthy. For a striking and fresh looking finish mulch planted areas with bark mulch. If the garden appears neglected, it might well require more professional assistance to complete the remedial works including installation of new lawn areas, and revisions to planting scheme. For more modest undertakings, best to keep it simple by planting groups (block planting) the same type and to bring out the best in colour and achieve impact use seasonal flowers. Do not overlook scent which can be an exciting experience in the garden. There are plenty of plant types to choose from including Shrubs, herbaceous and Herbs, e.g., Lavenders, Santolinas, Helichrysums, Lillies, Roses, Dill, Thyme, Rosemary etc. Try planting scented shrubs near windows or better still near seating areas and along footpath edges.</p>
<p>Patios and Paving</p>
<p>
<p>Patios and paved areas should be weed free, tidy and if necessary power washed to remove accumulated surface grime, lichen, moss etc.  Check Driveway areas for any signs of engine oil, and remove any oil stains with proprietary cleaners. A few strategically positioned colourful planters can have a dramatic effect at or near Patio areas or in overlooked recessed areas.</p>
<p>Garden Features </p>
<p>
<p>Ideally water features and especially pond areas should be cleaned and pumps in good working order. Also check garden lights and replace any faulty light bulbs. A particularly intrusive interference are Halogen security lights with poor settings, adjust angles and settings correctly so as not to blind house viewers.</p>

<p>Miscellaneous Areas</p>
<p>
<p>Toys should be stored away neatly, all garden rubbish should be removed and all doors, windows, drains and down pipes cleared of webs, washed and cleared of any debris. Worth checking are any Garden Outbuildings and Sheds which might benefit from a coat of paint.</p>
<p>So before selling your house pay some careful but critical attention to the garden areas. Some simple adjustments to particular aspects of the landscaping, not only enhances the overall effect, but could make it easier and faster to sell the house. More importantly the seller will be wise to remember the importance of the exterior and its role in shaping the prospective buyer’s first impression and making it count. </p>

			<content:encoded><![CDATA[<p>We are all told that we do not get enough sunshine in the winter months, and that we could all be short of Vitamin D. So how about making a little sun trap for your quiet moments that happen to be sunny moments as well?</p>
<p>&#13;</p>
<p>If you have a deck, it will easier to access than the garden in the winter, as there will not be so much mess from leaves. (Or if there are leaves they can be easily swept up). If you have no deck, but a walk out yard area that is not concreted or paved, you may want to think of flooring a small area. A walk out area is pleasant in the summer, but if left unpaved, it can get very muddy in the winter. </p>
<p>&#13;</p>
<p>Choice and circumstance dictate, but you would need an area at least 6 foot by 6 foot. Once you have this area flattened and covered with a thin layer of fine sand, then you can either lay flat paving slabs or wooden planks, on cross joists. </p>
<p>&#13;</p>
<p>If you are going for the natural look then wood or colored cobblestone will probably blend more aesthetically with your garden; not as easy to lay though!</p>
<p>&#13;</p>
<p>Obviously your area must be in a part of the yard or deck that catches the sun. You will also need to think of what time of day you will be sitting in this spot, to ensure the sun will be shining in the right place. In the winter it is warmest from noon to about 2.p.m.</p>
<p>&#13;</p>
<p>The type of chair(s) you will choose will be dictated to by the weather, no doubt. Some of the wicker-look chairs that are actually metal would be serviceable. Two chairs grouped with a little side table that is high would be a good place to rest your coffee!</p>
<p>&#13;</p>
<p>Another option is the wooden bench that has been carefully varnished to resist the weather, and a lower wooden table. Some people erect an all weather parasol/umbrella to complete the feeling of a having a nook. These can be very inexpensive and will weather the storms even if you accidentally leave them open. </p>
<p>&#13;</p>
<p>Having a tree or bush background would be ideal, but this can also be contrived by arranging large potted trees and bushes nearby. Within the actual 6 foot boundary, try a few pot plants on the edge, or one large terra cotta bowl about 18&#8243; diameter that can be overflowing with trailing plants. </p>
<p>&#13;</p>
<p>If you find there is a shady area nearby, you may want to raise a trellis fence behind it and create a pleasant viewpoint for yourself. You can arrange a beautifully smelling winter honeysuckle to climb up it, and of course ivy. </p>
<p>&#13;</p>
<p>You can fill the stretch of yard in front of it with variegated hostas (they love the shade) and stick an old ornamental bird bath in the middle of the hostas. </p>
<p>&#13;</p>
<p>This will give you somewhere pleasing to rest your eyes (and maybe some birdsong!) If you are arranging your nook on a deck, just do the same but use large pots. You may enjoy this concept so much that you will want to expand the idea in the summer months. </p>
<p>&#13;</p>
<p>By the way, don&#8217;t worry about the Vitamin D; the latest theory is that the winter sun is too weak to deliver &#8211; so leave your phone indoors and just enjoy! </p>

1)Lay paving slabs or bricks on the grass for positioning, and use a half-moon edger (edging iron) to cut an edge.</p>
<p>&#13;<br />
2)Slice off the grass with a spade and remove soil to the depth of the pavers, plus several centimetres  (a couple of inches). Lay a sub-base of sand and gravel mix, and consolidate it using a piece of wood and a mallet.</p>
<p>&#13;<br />
3)For paving slabs, use five blobs of mortar for each slab, and lay them on top, then tap them hard, using a mallet. Bricks will just need a small blob of mortar under each.</p>
<p>&#13;<br />
4)Make sure the slabs are flush with the lawn, and use a spirit level to ensure the slabs are laid evenly. Mortar the joints for a neat finish, otherwise unsightly weeds will grow in them.</p>
<p>&#13;<br />
Alternatives To Grass<br />&#13;<br />
If you like a green lawn, but don&#8217;t enjoy or have time for regular mowing, you could consider a grass substitute. Those mentioned here are fine for occasional foot traffic and as a visual focal point, but they wont stand up to the hard wear of a children&#8217;s play area like grass will.</p>
<p>&#13;<br />
There are other drawbacks to using grass substitutes for lawns. You wont be able to use selective lawn weed-killers on them, so you will have to hand weed as necessary for a season or two, until the plants have knitted together. Beware of common stonecrop (sedum acre), an attractive yellow flowered carpeter sometimes sold as a grass substitute. It may become a serious weed in your garden.</p>
<p>&#13;<br />
Thyme<br />&#13;<br />
A quick spreader with attractive foliage and flowers, thyme makes a good grass substitute and is aromatic when crushed. Culinary thyme (thymus vulgaris) is too tall, so use a carpeter like T.pseudolanuginosus or T.serpyllum.</p>
<p>&#13;<br />
Chamomile<br />&#13;<br />
Another aromatic plant for lawns is chamomile (chamaemelum nobile, syn. Anthemis nobilis). Look for the variety &#8216;Treneague&#8217;, which is compact and does not normally flower.</p>
<p>&#13;<br />
Clover<br />&#13;<br />
If clover is a problem in your lawn, it may make a good grass substitute. Once established it will keep green for most of the year and will tolerate dry soils. You&#8217;ll only have to mow a couple of times a year, after the flowers appear, to keep it looking smart.</p>
